Before submitting your application for rental, please review the information listed below. These guidelines apply to all adults over the age of 18 that will be on the lease of applied property. Properties are rented to the most qualified applicant. Properties are not considered “off the market” until a Reservation Fee has been paid. Reservation Fees must be made payable in the form of a cashiers check, myobligo.com or money order prior to signing lease binder. Reservation Fees will be applied to your deposit account upon lease signing. Rental worthiness is based on the below following criteria:
Credit Check
- Past unpaid utilities bill will need to be paid, if any
- Bankcrupties must be at least of 5 years old
- Past landlord collections will be base for denial
- Need re-established credit to offset past derogatory credit, if any
- Discharged Bankruptcies are acceptable under certain conditions
- Social Security Number verification required
- Minimum credit score of 650
Civil & Criminal Search
- Have you ever been in litigation with a Landlord?
- Have you ever been evicted?
Rental History
- You past landlord will need to verify your last lease: Did you fulfill the terms of your lease, how often did you pay late, did you leave owing money, were there any complaints against you or your guests and how did you maintain the premises?
- No prior evictions on any adult that will live in the property
Income
- Your income must verifiable, to name examples, with one or many of the following: W2 and/or 1099, bank statements, paystub or tax return
- All income sources are acceptable
- Income to rent ratio of 2.5 times

Resident Application and Fees
- Application must be complete, signed and the proper fee paid.
- Pet application must be complete with vaccination records
- A Driver’s License or other approved photo ID must be included.
- $65.00 non-refundable application fee for each applicant over 18 years of age.
- Minors do not need to apply, only their names will be needed
- Fees must be paid in cashier’s check, money order or through our online portal by credit card
- Upon approval a non refundable deposit is required to take the property off the market
- Falsification of information provided by applicant is grounds for automatic denial of application and/or termination of tenancy
- In person meeting or video chat will be required before moving in to your rental to identify

RULES AND REGULATIONS: Property is not on “hold” while you apply. Minimum credit score of 650. Only once you receive your rental application approval, we will hold the property for 24 hours until we can receive your security deposit and sign your lease binder(pre lease). If these terms are not respected property will continue to be available for the next applicant. Time frame to move in MAX 21 days. Every adult (over 18) living in the property needs to submit an individual application and complete all the rental process in the same time. Security Deposit and lease binder signed is required within 24 hours after application approval, in order to hold the property after this time the application is canceled. Deposit can only be paid by cashier’s check or money order. Deposit must be received before any documentation can be signed. Renter’s insurance required for all properties. Completed applications approved on first-come, first-served basis. – Non-refundable application fee: $65 per occupant of age 18 or older – One-year lease minimum –Deposit amount is non refundable if tenant cancels before move in – Some pricing may include special offers based on lease terms and date of occupancy. – Security deposit varies based upon credit criteria; however standard security deposit equals a minimum one months rent plus 100$. – Applicants applying to a home associated with a HOA may be held to higher screening requirements and additional application processes. – Approved Applicants are required to execute a Lease Binder within 24 hours after approval. This requirement is applicable to all Approved Applicants, even if they have not seen the inside of the home. – If this home is part of an HOA, and may have additional rental qualifications and policies. If your application is denied, you can only re-apply after 90 days period. Please consult with your Leasing Agent for more details.

- To hold and secure the property under your name, we require your security deposit check within the 24h of your approval, or your myobligo.com approval ID.
- The amount for the security deposit will be emailed to the address provided on your application. ONLY cashier’s check or money order will be accepted, NO PERSONAL CHECK.
- When we receive your deposit check and your signed the lease binder, we will un-list the property and we will not authorize any more access to any other prospects.
- Cashiers check or money order may be required for your HOA application fee.
- Your amount due for the move in will be prorated to the day you move in, in that month. If you are moving in between the 17th and last day of the month, the next month’s rent will also be due prior to move-in.

- The Rent starts on the commitment date signed on the lease
- 1st month’s rent must be a cashier’s check, money order or by myobligo.com
- On your 2nd month, you will be able to pay online through your tenant portal, mail your check or bring your payment to our office. The tenant portal accepts credit/debit/checking accounts for payment. You can set up auto-pay on the tenant portal. Please note, that credit/debit transactions will have a service charge of 3% for each transaction.
- If you are using ACH (Electronic bank payment), it will be a charge of $2.00 per transaction.
- Please note after you move in, rent is always due on the 1st.
- We will require proof of utility contracts and their start date per the lease.
- We must receive your proof of renters insurance before the start of the new lease: You are required to have $100,000 personal liability coverage and it must also show 10 Stars Property Management as “Party of interest” including our full address

- All the above requirements must be completed prior to your move day WITHOUT exceptions.

For Move In Only: Tenant will be responsible for the return of the electronic lockbox to a cost of $200. It is agreed that the tenant guarantees the return with the security deposit. Tenant will ship the electronic lockbox back to 10 Stars property management to our address on the lease upon move in with prelabeled shipping box supplied at property(cost free to tenant). The lock box must be shipped back no later than 5 calendar days after move in date.
Move outs only: Tenant agrees to leave the keys in manual lockbox installed at the property with supplied code on date of move out. Do not ship, mail or send keys to our office. Tenant is responsible for all lost keys, keys deposited or delays after move out day at double peroration of lease rent.
