They’ve been great to rent from. Always answer as soon as an issue comes up and are fast to get it resolved. Had a roof leak and got it fixed within a couple days. Everyone is very nice and their rental has been clean and well taken care of.

After moving in, I realized I had some plumbing issues in the kitchen, after I reported it, Jennifer, with the maintenance team reached out to me on the next business day, she explained the process and what I needed to do, after a short conversation and clarification via portal text, she was able to schedule a plumber to come out the next day to get it fixed, which they immediately did and did an outstanding job !!!

Had a minor skirmish with me front door (Ring doorbell) I couldn’t figure out how to charge the battery without feeling like I was going to cross a hot wire. Kristine and Jennie stepped in like tech support superheroes, calmly walking me through the process until my doorbell was back online and ready to surveil Amazon packages, or whomever comes to my door.

If you’re looking for a home to rent, because let’s be honest, in today’s market it’s cheaper (and far less stressful) than buying these are the people you want in your corner. Professional and patient, from finding the right home to tech support they have you covered.
This company is very family-oriented. When applying for a rental I had to go through a background and credit check. I didn't think there would be any problems. But I jokingly asked the lady to cross her fingers for me, and she came back with the fingers-crossed emoji. When I realized my family and I were able to rent the property, I started to cry because the place that we're in now is deplorable. When they told me that my family and I had gotten the property, I started to cry, the wonderful lady said, Please don't cry because it'll make all of us cry. Besides the fact that they care about their renters, the properties we have seen have been beautiful and well-maintained. This company gives me hope that not every single leasing company in Florida is like where I came from in Baltimore where there's nothing but slum lords. I thank them all for everything they did to get us into the property. If you are looking.

They respond quickly when I called about a place they had available. Told me how to fill out application, was easy to fill out online and send info. I had questions and they were quick to respond and polite. The place was clean, fresh paint, even the bathroom was clean and updated. Overall I am very happy. Did have an issue with fire alarm, filled out work order they responded in few hours and had some come fix alarm next day on time schedule on a holiday.
This is the second property management I’ve dealt with in my whole life, what I can say is I’ve never had any complaints, any problems or inconveniences they don’t hesitate or procrastinate to solve the problem whether it’s maintenance, payment, etc. Kristin and Jeannie have treated me like family from the very start their super understanding and work with you when you need help. I gave them 5 stars because they clearly paid for their 5 star reviews to be shown first. I would give them zero stars if possible.

I lived in one of their complexes for a year and had a nightmare experience. Maintenance was very prompt but did a horrible job/caused damage in my closet that I am now being charged for upon move out. These maintenance men also on numerous occasions made me extremely uncomfortable one even asking me out and coming to my apartment outside of business hours.

In addition to this, I failed to pay the $5 check fee ONE month and I immediately received an eviction threat. I have never once made a late rent payment or have ANY evictions/complaints against me as a tenant.

My main concern is them attempting to charge me $966 for fraudulent charges on move out. Most for paint, $55 for an air filter, and $250 for cleaning. I have NEVER had a landlord try to rip me off to this degree ever. Thankfully, I kept photo evidence of everything from move in to move out. I also have documentation of everything which I will use in court if these charges are not resolved.

DO NOT RENT FROM THEM!!!!!! These people are thieves. I regret my decision wholeheartedly and will be posting all of my photos and proof on every review site if they continue to try to fraudulently charge me.

I moved in to my current location as a renter on July 3. I found the listing on Zillow and followed up with 10 Stars Property Management immediately. I got a timely response from Fatima who worked with me every step along the way. She walked me through some steps in the application I had questions about which expedited the process for me. I needed to visit the office in person a couple of times to make sure I was covering all my bases. Fatima was always available and extremely helpful. We have been with 10 Stars for a number of years. In that time they have proven to be a great company to deal with. They make it easy to complete routine property inspections online, allow auto-pay for monthly rent, and are quick to resolve any issues and conduct repairs.

They have even gone above and beyond in certain circumstances for us such as when our AC died on us last summer. It would take a week to get a new unit shipped and installed, so they lent a portable unit to make due until the replacement could be installed, which was absolutely necessary as it was topping out in the mid-90s outside.

All in all, 10 stars is an excellent company and I’m glad to be doing business with them.

I moved in with 10 stars Property Management last year in 2023. I’ve had great experiences since then. It’s a nice quiet complex and any time that I have an issue with something or need a maintenance request, they take care of it as soon as possible. I just recently resigned my lease because my daughter and I love our apartment so much. Kristin and Jeanie have made the resigning process extremely easy and have been very helpful with any questions I’ve had. They sent consistent reminders on documents I needed to have sent in for my lease renewal, which is something I appreciate because I do work a lot. Great experience with 10 stars property management over the last year. I love the house I’m renting and have decided to renew my lease for a 2nd year. Kristin and Jeannie helped me with the renewal process and sent me reminders periodically about documents I needed to provide. The customer service is good with getting back to you. I had an issue with my AC last summer and they provided me with a portable one until the broken one could be fixed. Any maintenance requests get addressed quickly. 10 Stars Property Management has been great to work with. We have been with them alittle over a year. Kristin always answers my calls, emails and communicates with me. If I have any questions or concerns she is very helpful. We had a refrigerator and microwave stop working. After notifying 10 Stars they were both replaced with brand new ones in a prompt manner. 10 Stars has showed me they work hard to keep their tenants happy. Unfortunately, we will have to move soon. We are confident the move out process and returning of our deposit will go smoothly. I will be writing another review regarding this when the time comes. This is our second year renting with 10 stars property management with Kristin and Jeannie. We feel very supported for the most part. Everyone is quick to respond and find a solution ASAP. We are renting a property in Tampa which is pretty far from their home office in St. Pete, I thought that might be annoying, but I’ve found that they still work hard to take care of us. Anything that needs repaired gets fixed within 2 weeks. I will say, if your A/C is down, they have window units that you have to go get and return yourself. I would certainly recommend this property management team.
We have never rented in Clearwater before, so this was a new experience for us, and thanks to the team at 10 Stars, they made it easy.

We were able to see the property within 2 days of booking via a self tour, which was pretty impressive. We loved the house and were able to move in within a week of looking at it!

Being an online/hands-off company, I was a little skeptical at first, but that skepticism went away after giving them a call and talking. They walked us through the entire process, and it was pretty painless. Getting the keys and all the information for move in was very easy!

We had 2 problems with the house when we moved in, and they got it fixed within 24 hours! I was very impressed by that.

Over the first month of living there, they checked in on us during the storms and informed us of important updates via Text and email!

The whole process being digital is pretty amazing and we've enjoyed having this company be our "landlord." Cheers!

Just moved into my new place last week. The management company made the whole process super easy and were very responsive to any questions I had. The new place didn’t have AC units when I arrived, but the maintenance person came immediately the next day, installed new units, and even put in preemptive maintenance orders to fix a few other things that he noticed needed attention at the property. Overall, a pretty good move in experience.

Management has been good about getting maintenance scheduled quickly. They keep you informed by text, which I really like, about the when repairs will be made and who the maintenance guy will be. Another thing I like, especially since I live alone. There has been great improvement in their service & communication since they first took over managing these apartments.

I really did not want to deal with anyone other than the owner of properties BUT my whole process with 10 stars has been super smooth! And really happy to have gone through them. Fatima is amazing, always answered my questions and truly just has genuine customer service. Everything is going great so far. Other company’s make it so hard sometimes to get through to a real person and that was my main struggle. They pretty much always answer and if they don’t they get back to you RIGHT away! Even was able to communicate through text which was helpful. They also got back to me within the hour of my application which was also awesome. And the fact that they are refunding me my application fee because of approval is also another plus!

We are very pleased with the services of 10 Start property management. We have had a very positive experience living a at the apartment we rent, and because of it I’m renewing my lease contract for the second year.

The monthly rent is reasonable, the property is in an excellent location, and it’s very safe and conveniently close to everything.

We have not had any issues with the apartment or with dealing with the company. Every experience I’ve had with 10 Stars has been a positive one.
This is my 2nd year renting with 10 starts management. The property is nice with upgraded appliances. I have never had any major problems in the property and the payment and maintenance portal are very convenient. I can setup auto pay to draft from my account so I'm never late. The front office is very responsive and communicates when issues arise. .
I have been with 10 Stars for a few years now under my current rental home. Since they were a very new company under 5 stars. A lot has changed but not the quality of service I’ve received. Any time anything has ever gone wrong, they’ve been here the same day or next day to help. Recently with a clogged toilet due to me accidentally dropping a cap from dry shampoo, they were here within an hour to clear the line and didn’t make a hassle of it.

I’m also a fan of having automatic payments deducted for rent so I do not have to worry about manually paying on time. Lastly, and I may be a minority, but I do like this new system they’re trying for their quarterly ac/home inspections as it takes a total of 5 minutes and I don't have to worry about scheduling for a person to stop in.
The property I rent from 10 stars is reasonably priced for the size! The staff has always been very friendly and professional. Any maintenance needed has always been fixed pretty quick. This is my second year with 10 stars and the leasing and resigning process was very easy and quick! Staff has always gotten back within the same day if I have any questions. I nothing but good things to say about 10 stars definitely would recommend!!

I have always been able to receive any maintenance needed with my apartment in a speedy manner from 10 stars property. The apartments are reasonably priced and they are great at communicating with their renters. The outdoor area is kept up nicely and they do everything in their capacity to keep the area safe and secure. I am renewing my lease for a second year. It is in a centralized location that makes for easy access to downtown, the beaches, etc. As it becomes increasingly difficult to find available rentals in St. Pete, I appreciate more and more finding and renting with 10 stars.

The process of co-applying was made the most simple I've ever experienced. My months-long process should have started here. Very friendly and professional, courteous, patient, and understanding. These guys are great. I was tired of managing my own single rental condo and looked for a management company. I chose these guys over a few others and it was the right decision. They managed every element of the (very necessary) updating and repair work without me even setting foot in the unit. Prelisted it and had a waiting list before the work was even done. And had a tenant in it almost the moment it was ready to rent. Then they managed everything well all year. They're a very responsive landlord so you may spend a little more in repairs than you're used to, but they're good at obtaining a good rental rate to offset it. Everyone in the organization understands customer service and their Maintenance Manager is great. Friendly, willing to spend time with you and explain, and keeps you informed.

Recently I felt that it was a good time to sell, and they do that as well. I dealt with the owner directly and he handled everything smoothly. They do a lot of business in the sales market too, and Chant knows what he's doing. He decided to schedule an open house on just about the day we listed it and we came out with 2 offers, 1 above list price. Chant gave sound advice throughout the process and everything went perfectly through close. Got more than I thought we could get too. Highly recommend these guys.

My previous house I rented for 2 years & the landlords didn't do much ... these last 4 years have been nothing but relaxing! 10 Stars Property Management has been awesome these past 2 years I have leased one of their properties. They were super helpful with my original lease as I lived out of state and they were able to assist almost everything (everything but my signature) via email/phone. Being a military family, we move a lot so having a caring and helpful management team is a god send. 10 Stars also responds to maintenance requests super fast, always within 24 hours for non-emergencies which is awesome! Our water heater decided to kick the bucket and they had a team come out same day and replace it with a brand new water heater (I have never seen such fast service ever) I look forward to continue leasing with 10 Stars as they are simply the best!
The application and your process was very easy. I was able to tour multiple properties and they were all recently renovated! Also they call back really quickly and have the ability to text them if you need to.
My experience with 10 Stars Management has been a positive one so far. They are quick to deal with issues around the property and have skilled personnel doing maintenance and repairs. We live in an older home that has needed a lot of work the past few years, yet 10 Stars has been able to work around many issues pertaining to older homes to provide much needed replacements of things that had been needing to be replaced for a long time (doors, windows, electrical wiring, etc).

I’m particularly fond of the auto-pay feature they have for rent payments. Having one less bill to manually pay is nice.

Lastly, the company is great with communication to tenants. They keep us informed about extended closures to their office (extended weekends, holidays, etc), as well as any routine maintenance and inspections they have planned.

10 start property management did a wonderful job for me in getting my studio apartment. other companies that i tried before don't even come close to the attention and devotion that 10 start puts into what they do. specially Fatima she worked we me till the very last step and then some.

After searching for what felt like forever, we stumbled across 10 stars property management. Fatima and Jeannie are amazing. They have worked with us through every step of the leasing process and we are so excited to have found such an amazing duplex to rent! Self-viewing process was so easy and took a lot of pressure off of us when searching for a unit to live in. Definitely check them out for your next rental!
Best co landlords out there ! Even when I don’t know how to report a Maintenance problem they help me out anyways! If I ever have a problem with anything in my home they are pretty quick and mannerly to get it done as soon as possible! I love 5 stars plus!!!

I just signed a lease with 10 Stars. Jeannie was honestly so great to work with. I needed a quick move in date and she responded to all my questions and concerns on the daily. I can't thank her enough for her patience!! Just called the office today about a maintenance issue and whoever I spoke to was also extremely nice and has someone scheduled to come out tomorrow! I've lived in a few apartments with different managements in the past and none of them were even half as attentive as this staff has been.

They made it easy to originally get into the home which is always nice and now I have renewed to rent from them again because I’m am satisfied with the customer service I receive. November 2020 Update: I’ve been a tenant for the last 2 years and have just renewed my lease for a 3rd year. This management company continues to be great to work with. They have an efficient online process for addressing maintenance requests and are pleasant to deal with.
5 Star Plus has been extremely professional and responsive while I have been renting from them. They are my first experience with leasing. I won't go elsewhere. I can honnestly say That it has been a very good experience dealing with 5 Stars because they are professional and understanding, and when we have any issue that can come up in any home, we call them or now we use a portal to explain what we are dealing with such as a faucet leaking or toilet mechanism is broken, and things like that, they will not let that linger, but contact us in a very short time to ask us what would be a convenient time for them to sent somebody over to repair or replace that item!

I've been renting my home for 10 years now. Recently my landlord hired 5 STAR to manage his properties.I have to admit that I have heard the horror stories about bad experiences of when property management companies take over management of pre-rented properties. However, the transition by 5 STAR was easy and hassle free. Their staff went above and beyond to maintain professional and supportive communication through the whole process and have continued to do so for many months now.
My experience with their team has been very helpful and professional. Their online renters portal makes it easy to pay rent and request repairs. Vary pleased with the whole process and I am very much looking forward to dealing with 5 STAR in regards to my home. I've even been giving their information to my friends who have been looking for a house. They stand up to their name. 5 STARS.....

We just moved into a property and had issues with the AC. We put in a maintenance order and received a call within 24 hrs. JP was so nice and professional from the moment he said “hello” on the phone. JP made the process seamless and was very helpful through it all. Got our AC working great! My duplex was brought out and 5 Star was the new management team. Prior to them taking over there were so many issues that were never addressed. 10 Stars providing us with the housing we need to accommodate our family in Sarasota. The move-in process was straight forward and simple, hopefully that’s an indication of how the rest of our day will be with 10 stars! We are waiting on a functioning washer and dryer, which I understand 10 stars has reached out to the owner about, and it is in the owners control, if not for that, I would give 10 stars a five star review.
Shopped around and spoke to many rental agencies but it was Chris at 10 Star Property management that won our business. Chris was very informative and answered all my questions and I had quite a list, lol. Most ok, especially Jeannie's help with the application. But several things with house not expected: front door bottom lock does not work, front door too bolt lock extremely hard to lock from outside, too difficult ti bolt, mist windows filthy with dust and grime in slats And some do not open. ALL windows need work. Main power line tangled in many large tree limbs, a MAJOR SAFETY CONCERN. This needs immediate attention. Also lumber wea left inside the house.
We are going into our third year renting this property from 10 Stars. We relocated from out of state and renting for the first time, so we were not sure what to expect. They have been prompt with the few issues we have had and their maintenance people are qualified. However, we have had to do some maintenance/fix issues with renting the property ourselves. The portal is a smooth process. Overall we a very pleased to be associated with 10 Stars.

Update: 01/16/2022 They are willing to work with you since everybody's rent increased all over Saint Pete Tampa Bay area it wasn't as high as others even though it was the highest jump increase since moving in back about 3 years ago. Still renting because of the price point for the size of the house.

My first night here I took a shower and the whole bathroom flooded with nasty sewage water. The plumber that came out damaged the bathroom and used my nice bath towel to clean up the mess! Which I ended up having to throw away. Also made a dirt mess of the floors. Let me just tell you that smell did not go away for a solid month…. I had to stay else where with my dogs so we did not get sick. It was horrific. I emailed management with my concerns and was ignored for weeks and finally got a response after me contacting them over and over. They offered to give me some money back for rent and bath towels but basically asked me to sign my rights away saying I can’t go after them for all and any future claims. Which of course I did not sign for my own sake… over all it’s completely outrageous that they supposedly ‘inspected’ and signed off on everything being good to go when there are so many things that should have been fixed prior to me moving in. Over all their communication is VERY poor. I even had a guy literally walk into my place, didn’t even knock. I’m coming back onto here and adding a couple stars because they have made it a point to fix everything that’s needed to be fixed, including installing a brand new dryer so I will give them that credit where it’s due but definitely could use some improvement.

I listed my condo with them in June because their fees were low and reviews were decent. It was a mistake.

Cancelled my contract with them in September after they had zero results: No tenant, not even an applicant. Before cancelling I specifically asked if they had any applicants in the pipeline and was told there were none. Two days later they texted me saying they had an applicant and did I want to proceed. Really? After all this time? Obviously I said no.

Briefly here are some of my other issues with them:

1. Someone they sent to do repairs apparently smashed the top of my dryer. I say "apparently" because no one else had been in the house. Despite repeated requests they have declined to repair it or compensate me for the damage.

2. Insisted on doing repairs that I considered unnecessary and then billing me for them. Some of the repairs were sloppily done. To be fair, I did approve a subset of proposed repairs; I did not approve the sloppiness.

3. Offered free rent without consulting me.

In summary I felt they were inept, ineffective, and unprofessional. They have a F rating from the BBB. Hire them AYOR.
If I could give zero stars I would. All of the "5 star" reviews you see on here are only due to the fact they offer discounts for good reviews. I have had pretty much only horrible experiences with this leasing company. For the last 4 months I have dealt with infestation of ants in my roof. It got so bad the ceiling itself starting caving in. They sent pest control but absolutely no follow up on repairs (i had reached out numerious times for a follow up) until we stated we were no longer planning on renewing our lease. Out of nowhere last night (3 days before I move out) they sent a message stating someone would be coming to the property to fix it. Great timing. Also I had someone come to my apartment trying to tour the property and walked right into my living room. I reached out to tell them this and got absolutely zero response from them. This living experience has been an absolute nightmare and I pray to anyone planning on renting with ten stars DO NOT and I repeat DO NOT RENT WITH THEM. I hope they at least make the moving out process easy considering how much we've been put through.
Our experience with Ten Star Management was a complete failure in basic property management, communication, and accountability. We traveled hours with a toddler to access our own home — as confirmed in their emails — only to find the keys were not provided.

There was no accountability or apology. Maintenance was substandard, and we were charged for repairs that were either unresolved or completed with such poor quality that additional labor and expenses became necessary. Items went missing from the property, garbage was left behind, and the tenant placed by the company continues to access our mailbox without authorization.

Despite all this, we were met with legal threats instead of solutions.

As multi-property owners who work with professional and accountable management teams elsewhere, we can only encourage others to choose wisely. Save yourself the emotional, financial, and time distress.
Rented me an apartment. I share electric bill with unit A. Failed to disclose high electric bill and faulty AC and duct work causing high bills. Been trying to get clarification for months, won't even acknowledge my request. Passive aggressive. Ghosting. Ignoring. Not a great way to do business. They delete my work orders.
This was by far the worst property management experience I’ve ever had. When we moved in, the house was filthy — there were dead bugs, mold in the fridge, and chunks of drywall patch all over the walls. Shortly after moving in, we had water leaks and mold, which they ignored for several months until we threatened legal action. Even then, it took them nearly 6 months to fully address the issue.

When we moved out, they unfairly withheld our security deposit, claiming the walls needed repainting, despite the fact that the walls were in terrible condition when we first moved in. Their lack of professionalism, integrity, and care for tenants is alarming.

This company is corrupt and untrustworthy. I would never recommend renting from them.

Update!! Worst leasing company ever!
I lived in this condo for 3 years and loved the unit, but the management ruined the experience. They dangle 5-star reviews in exchange for waiving a $100 renewal fee (very shady).
When I moved out, I left the condo spotless—cleaned thoroughly, patched small nail holes, everything. Yet they kept my entire security deposit (almost $2k), claiming they had to repaint and resurface the tub. Under Florida law, painting and tub resurfacing after 3 years are normal wear and tear and cannot legally be deducted from a security deposit. I even sent them a certified letter disputing the charges and received no response.
I’m now pursuing a claim in small claims court. For me it’s not only about the money but the principle. They take advantage of tenants who don’t know their rights. Do not rent here unless you want to battle your landlord at the end.

I have been living on this condo for a year, renewing my lease now, the management company is always quick and helpful with any maintenance issues.
In early June, my A/C died on a Friday. Per 10 Star Property Management’s lease, A/C is apparently “a privilege, not a right” and not an emergency, even at 90°. Their voicemail literally reminds you to read your lease before putting in a work order.

I was in Arizona at the time working, so their “solution” drive 90 minutes for a portable unit if they didn’t respond in 7 days and they have units available. This wasn't an option — may as well have been “fly to the moon.” Meanwhile, my kids and elderly mother sat in Florida heat, texting me “Dad, it’s really hot in here” with photos of the thermostat over 90°.

Any caring property manager would address this immediately. Instead, they remind you that its not an emergency. I bit the bullet and paid $550 out-of-pocket to fix what turned out to be a warranty issue (Still had to pay Labor and warranty fee). My HVAC neighbor handled it, I paid labor, and saved my family from heat stroke. That was three months ago, I emailed them immediately to let them know what happened — and I’m still waiting for a reply. Not even a "Sorry that happened, Hope everyone’s okay email.” NOTHING....

But be six hours late on rent? Instant late fee. Daily reminder emails. Immediate action — as long as it benefits them.

If you want a property manager who makes you suffer a week in hell before taking action, 10 Star’s your team. Courtesy? Doesn’t exist. It doesn’t matter if you’ve been a model tenant for years — to them, you’re not a person, you’re just a number on a spreadsheet and a line item on their bottom line. Doing the right thing vs the wrong thing, is often costly, but always profitable.

I filter out anything but single family homes when I search for a property for a reason--I don't like sharing walls with strangers. I had suspected something was off about the listing so I messaged the property manager for clarification before leaving for the tour, but of course didn't receive a response. The place has been sitting on the market for over a month and has had numerous price reductions, and it's no wonder why. These people are sketchy. If you see a property listed by them, you're better off ignoring it and looking elsewhere.
DO NOT RENT FROM 10 STARS. This has been an absolutely nightmare for almost three years. No maintenance ever gets done and I hope you don’t have an urgent maintenance issue because it will take a week and a half to get them to do anything. The property management blames the owner. So essentially no one takes responsibility. I have made three different complaints about water heater and pressure and never once has anyone said we are going to fix this and replace it. The last plumber from Costa plumbing has been wonderful but unfortunately he can’t do what he needs to without approval from the company. I’m sure they have breached their contract at this point so I’m about to terminate my lease with them. They could care less if I’m without hot water for 9 days. There’s roaches, AC maintenance never gets done, trees don’t get trimmed, my fence is still down from the hurricane, shingles have fallen off, water heater is completely broken and could have been avoided. A lawyer will be looking at this case because this company should be out out of business.

I live at a property managed by 10 Stars Property Management. They charge a lease prep fee of 25-100$ and only waive the fee if you give a 5 star google review. This practice makes 10 Stars appear to be an amazing property manager but the reviews are generated under coercion.

Maintenance responses were inconsistent, and communication around inspections and responsibilities often lacked clarity. We had a leak in our kitchen for months, were concerned there was mold and it took 10 Stars 3+ months to rectify and only at our insistence. Multiple times they tried to patch the hole in the wall before confirming the mold was remediated. Be sure to read your lease thoroughly and request all charges and expectations in writing. I’d strongly recommend future tenants document everything and ask detailed questions before signing.

This is just my personal experience — others may have had a different one, but I felt it was important to share.
Told me a place was available.Went to it looked it told them i loved it told them i was filling out an application which isn't cheap. Then they ghosted me for 2 days And now all of a sudden, it's rented and they couldn't even tell me it was rented until I contacted them. And then they told me. I should have been told immediately that it was rented and it was no longer available. This is not how you run a business. My family's been in real estate for over 40 years. This is just pathetic. Learn how to run your company properly I should have been told immediately. And now I'm out of a bunch of money. That I don't.

Update: upper management such as SHAWN is also complicit in this. We’ve been complaining for months about mold and foul odor and now we have visible proof of mold. They weren’t even trying to look for it. It’s been MONTHS. Shawn the manager of this branch won’t even take a call and or any form of contact. We have called several times and we’ve been given the run around. Homeowners if this is the neglect you wish to find your home then by all means. We have been inhaling this from the ac coils for months.

Avoid This Management Company at All Costs

I rented from this company for five years, and the experience was absolutely horrendous. They have unethical business practices, including blackmailing tenants into leaving positive reviews. I was told that if I didn’t give a good review, they would charge me an additional $100. It was incredibly frustrating, and I had to argue extensively to avoid paying. And it didn’t end there – the following year, I was pressured to either donate $100 to a nonprofit or post another glowing review.

The maintenance was a nightmare. They’d send workers who clearly didn’t know what they were doing, and instead of properly fixing issues, they’d just apply temporary "Band-Aid" solutions to major problems. For example, we went without air conditioning for two months in 2022, despite dealing with AC issues for five years. It was unacceptable, especially considering how many times I had reported the issue. I honestly should have documented every single problem we had, as the list is endless.

The final straw came when we signed a new lease, and just two months later, they informed us they were selling the property and we had to move out. It felt like we had paid off the owner's mortgage while enduring endless stress and inconvenience. At the time, my son was only 8 years old, and this process was incredibly disruptive for our family. The level of unprofessionalism was off the charts. Over the five years, we had more than 50 different people come through our house to "fix" things, but none of them addressed the core issues.

I had known the owner personally before all of this, and I was deeply disappointed in the way his company treated us. There were no valid excuses for many of the problems we faced, and it’s clear that they’re more interested in squeezing money out of tenants than providing quality service or maintaining their properties.

On top of everything, they raised our rent every year and demanded another $100 to "revise" the lease. It was constant pressure and unfair demands. The amount of time I had to waste just to deal with these issues was infuriating.

If you value your time, money, and peace of mind, do yourself a favor and stay far away from this company. They get zero stars from me, my partner, and my son.

We hired professional cleaners to clean our house before we left, in hopes of getting most or all of our security deposit back. I have ALWAYS done my due diligence and received at least some, if not all of my deposit in previous experiences. We left the house in really good shape. We received notice that they want to take our security deposit, and charge us for THOUSANDS of dollars in damages. We asked for an itemized list, and they sent the following quote for said damages:
Interior paint $3,169.20
Caulking toilet $55.00
Dumping bin service $395
Ceiling painting $1030.00
General repair item $15.00
Window glass replacement $75.00
Exterior door painting $250.00

Any sensible person could plainly see that these are renovations the owner wishes to complete, not items that renters should be responsible for. These charges are so drastic, and this has truly added so much stress and fear into my daily life.
And this isn’t even everything that this company has put us through. Such a stressful and miserable experience.
I wish I could give 10 Stars Property Management a better review, but my experience has been nothing short of frustrating.

My partner and I fell in love with a property managed by 10 Stars back in September 2024 and decided it would be the perfect place for us. We finalized the lease and submitted two maintenance requests for minor items two weeks before our move-in date on October 1, 2024. Unfortunately, no repairs were completed, and when I followed up, I discovered that our work order had been closed out without any work being done. I never authorized this closure.

Things only got worse when we started experiencing issues with our washer's waste hose, which began expelling water into our garage and flooding it, damaging our belongings. I submitted another work order to address this urgent issue, and I was told that a technician would come in four days. We waited all day for someone to show up, but no one came, and we received zero communication from the company regarding rescheduling.

As someone who works in property management, I understand the importance of communication, and I must say that my experience with 10 Stars has been the worst I have encountered. I cannot recommend them based on the lack of responsiveness and professionalism.

If you’re considering working with 10 Stars Property Management, I urge you to proceed with caution.
EDIT: We are now without running water, Going on 12+ hours. We called emergency maintenance when the issue first started and we’re told no water does not constitute as an “emergency”. I repeat NO RUNNING WATER is not an emergency for the company. I even contacted the owner and was told to we need to contact the city about our water bill (which has never been late or unpaid). We cannot flush our toilets, wash our baby’s bottles, bathe our children, brush our teeth or even wash our hands. We are being denied basic essential needs and the company does not care. It’s national law that we are provided with water and yet the company is still denying us this right and telling us we need to wait until they open to even look into the issue. This company needs to go under investigation for pure neglect of its tenants.

At this point I would give negative stars. The company management allowed us to move into a $3k per month house with a KNOWN ROACH INFESTATION. There were bait boxes in all kitchen & bathroom cabinets, along with roach droppings in the cabinets leading to the boxes and around the entire house. YUCK! I have two small children & a dog, the last thing I need is roaches running throughout my cabinets, let alone house. We are paying premium price, second highest rental property the company has on the website, yet they can’t clean the property or spray for bugs prior to moving in?! I spoke with a leasing agent who assured me the house was “spotless” and “professionally clean”, that was far from the truth. We found several dead roaches upon arrival along with all the droppings and still see live ones running throughout the cabinets. Property management doesn’t care that there’s a problem, they don’t answer and then ask you send a text. They didn’t want to deal with the issue, they just want our money. AVOID AT ALL COSTS. This is a safety hazard that will be addressed with the health department and property lawyer. I would NEVER recommend this company to anyone else, and if I was you I would avoid it at all costs as they do not care to take care of the properties they are renting or the renters they are renting to.
I had an incredibly disappointing experience with 10 Stars Property Management. From day one, the property was not move-in ready as promised. The house had a non-functional AC, which despite numerous requests, took them three months to address. This resulted not only in unbearable living conditions with indoor temperatures not dropping below 78 degrees but also led to exorbitant electric bills costing me hundreds of dollars. Additionally, they had the audacity to demand that I turn over a $169 rebate from the electric company after all the expenses I had incurred due to their negligence.

The property itself was in a state of disrepair and poor condition upon moving in, complete with trash scattered all over the premises which we had to clean ourselves. Throughout our tenancy, the demands on our time were unreasonable; they expected us to act as their employees, taking pictures of appliances to help them get their documentation in order.

Currently, they are attempting to charge us $1,900 for maintenance issues such as painting and yard cleanup—responsibilities that, under Florida law, are clearly the landlord's obligation, not the tenant's. This outrageous behavior has forced us to consider legal action against 10 Stars Property Management.

I strongly advise against renting from 10 Stars Property Management. Their management practices are not only unprofessional but also exploitative, showing a blatant disregard for tenant rights and well-being. Their conduct is not just unprofessional; it’s outright predatory and shows a complete disregard for tenant rights and decent housing standards.
10 stars property management offers to take away the lease processing fee if you write a good review for them. They raise your rent exuberant amounts each year. They raise my rent $100 a month the first year than $300 a month the second year and $300 a month the third year. I couldn’t afford it anymore and moved, and now the same property is up for rent for less than I was paying 2 years ago. They give you a terrible attitude when you request maintenance work and the maintenance work can take weeks longer than it should take. I had a huge mess outside for a month when they worked on the bathroom and they did very poor work.I was without hot water and a functional bathroom for nine days. The office manager is very brazen and abrasive when talking with you. I would never rent from this company again.
I want to start with, for those who see good reviews, they only do that cause they offer to wave the application fee if the client post a review for them. They are a horrible management. They are greedy and unsympathetic. They can’t get any repairs done correctly. They send drug users to do repairs and can’t get it done. They tell their maintenance men to find ways to charge those damages to the resident. How I know? Their maintenance man told me. They send eviction letter EVEN THO YOUR RENT IS FULLY PAID AND NEVER LATE!!! Kristin is by far the nastiest which of all. She talks to you like she has your life in her hands. If you’re ready to make your own repairs on someone else’s house then go right ahead and sign up. For those looking for a healthy environment, I suggest you stay away. Be ready to constantly need repairs.
RENTERS BEWARE.
Rent after your lease will go up over 25% every 3 months. Maintenance reschedules for weeks before getting to the jobs. The office hounds you to leave the premise even if you pay on the 2 or 3rd of the month which is allowed in the lease. Never have I ever rented from a place that wants your money but doesn't want you in their buildings. After making improvements on the property, being forced out by crazy rent increases. No rent should go up 500$ for a 2 bdrm that's already WAY above market in 3 months. Disgusting slum Lord company.
All positive reviews are given small discount on one month of rent, so they are most likely not accurate. RENTER BEWARE
Edit: The response is exactly what we were dealing with. We did not choose the tenting. The tenting destroyed the soil around the house. It activated the termits. We were threatened to be forced out of the house if we didn't comply. We asked for the company they hired to fix the issue they caused and were told it was not that companies issue since they did what the property management asked them to do. We asked more than once for the shoddy work done by the plumbers they hired to be repaired. They hired different plumbers each time who did more damage and yet we are the ones being threatened with being held liable because they claim to be doing the right thing. Their claims are unfounded and we have witnesses to their negligence including photos taken by a city inspector that came when we first moved in and identified the damage. We left this home in better condition than when we moved in excluding the continuing damage caused by their lack of cooperation to resolve and yet even as their response to a negative review they continue with the threats.

We were treated like it was a bother to the property management unless they wanted our money or our time and then we were expected to respond immediately and shut up about any complaints we had. Staff was always rude on the phone. After interrupting my grandson's birthday plans to tent our house for bugs we came back and in only a few short weeks we had hoards of bugs. By the time we moved out termites had eaten away the wood in many places and the floors had unsafe places to step. We never had adequate water to clean with after the first water emergency, we had four total, ourselves or the home, but we were constantly made to feel like anything that happened was our fault. I wish we could have stayed in that house; however, it was far too expensive for all the issues with the house that never got fixed. We did leave the house in better condition and cleaner than when we moved in. I would not rent from this property management again.

Someone came out to unclog the bathtub. It’s unclogged, but they left it extremely dirty. Also I’ve been asking to have the bathtub resurfaced since June still nothing. The same goes for the ac unit that barely works and doesn’t have heat. This property management company doesn’t take care of the owners property. I will be breaking the lease because they are violating their contract this month if things are not resolved
The whole process felt like a scam. Never could communicate with anyone over the phone everything was done either through email or text. Was told one price for move in and it changed as soon as deposit was sent. Also no hot water upon move-in, called maintenance and was told that’s not an emergency. But I have children and if for whatever reason DCF was to get involved I would be sited for not have hot water for baths and washing dishes. Not starting out good yet. Apartment is nice overall but communication is very poor on 10 Stars let see how the rest on the lease term turns out

This company is a joke, an absolute clown festival. When you call they send you off to the next person you’re passed around for about an hour and arguing with maintenance people and property managers. Nothing gets done when they do their inspections they ask you to take time out of your day and send pictures and whatever it is they want but they’re too lazy to come out and do their job, if you’re paying $1500 somewhere else you might as well stay because I guarantee it’s a lot better than this. AC is out in my house called them was deflected deflected never spoke to anybody about getting it fixed then I explain to them that I can’t even open up my windows because there’s no screens on the windows bugs mosquitoes everything else comes inside the house. Absolutely money grab company who doesn’t care about you as a tenant just if you can pay!!!

It’s so easy to move in. They go up on your rent every year. They bribe you to make a good statement on Google so you won’t have to pay $100 a year fee. They move you into houses/apartments that’s already damaged. They keep your security deposit, trying to make it look like you damaged the house when moving out. That why I took pictures before I moved in and out. It was a scam going on at the house I was living in, where people were coming to my house looking for items that they purchased from OFFER UP. 5 Stars before they changed their name to 10 Stars, never did nothing about it. But I’m definitely not the one to be messed with because after the court seen the pictures i showed them it’s not looking good. So give me my security deposit back. I can say a lot but I go let the courts handle this here. I should upload the pictures and is over 100 of them. I dealt with this before and with another company and had to take them to court. And I won plus more.That’s why taking pictures/videos/recipes/recording definitely helps 💯

I’ll begin with saying don’t fall for their typical responses to all these negative reviews saying they are looking out for the best interest of the property owners because that’s a bold lie, not even a month after we left the property, the owner to the property dropped this company as well.

They pay for these good reviews because they have to hide the truth behind this scam of a company. We went 5 months without Ac even after the owner to the property paid for a brand new system. But they sent out their own maintenance people that had no idea what they were doing to put it in so they could save money and pocket what the owner had paid to have the ac unit put in correctly by an actual ac company.

We moved out at the end of august, left the place in a really nice condition. Not perfect but very little work for them. And I get a bill for close to 2500$ in damages. Not even a itemized receipt. Sent in a response via certified mail and have had no response, no answered calls, and ignored emails.

Have had a broken pipe that roots keep growing into and backing up septic. Every month instead of fixing the problem they just clear the pipe until next month. Each time I have to take time off work to wait for the plumber to arrive. 1yr 1/2 so far. Beware of the ratings, they are mostly from property owners not tenants. Update: same thing again Update: The more reviews i look at the more fake and duplicate reviews i see. Just found out the outlets in our living room aren't grounded. PLEASE DON'T RENT FROM THESE PEOPLE. Update 2019: Same plumbing issue. Also don't think it's Professional to talk to people like they do. If you don't believe the reviews just look at their "professional" responses. I'm not whoever you said, I'm a loyal paying tenant who has made the place better since we've been here but ty for the such Kind words. Just trying to get the plumbing fixed! Update June 1st 2019: just payed a 40$ "convenience" fee for paying rent online, up slightly from the $1.50 it's been since we've been here. Fixed and painted so much because we love the place. Just want the same effort we put into the property but this has been our experience sadly. Dec 2019, They have now started charging $100 for a lease renewal fee UNLESS you give them a five star rating hahahahahahahaha. ZERO STARS. Their reviews look great because no one wants to pay a unrealistic fee. They create a bogus charge on lease renewals for "lease preparation" for $100 and offer to "help waive it" if you leave a good review. Will not be renewing. Only been here 2 weeks and they already threatening to kick me and my child out due to renters insurance miscommunication, which was paid and given at the time documents were needed, I showed proof. I just think it was uncalled for if you value your tenants. 3 months in and now they are stating I haven’t paid utilities so need to pay them now. Why wasn’t utilities included in the bill from the beginning? Very inconsiderate especially around the holidays. This company add additional fees without communication and charge me a maintenance fee of $139.00 because my garbage disposal was not working. I have never been charged for maintenance in any other home I've had. I already pay 1450 for a 2 bedroom small apartment.

my landlord sold the units as is to another person and this horrible management company took over.
First they over charged me and won't refund the money even those they said they would.
I never signed anything with them and they withheld 250.00 for a cleaning fee when I cleaned the unit the best it could be. Then I drove by the next month and they completely gutted the unit.
They can't prove anything and will just ignore you.

They waive a "lease preparation fee" if you leave a 5 star review (that's illegal). Now let me ask you, you get $100 off, how bad does your experience have to be for you to wait until after you move out to edit that review to tell the real story?
These are some of the rudest, laziest, property management people I have ever dealt with in my 20 year perfect renting history. They have absolutely no understanding of leasing laws and regulations. They believe they hold all the power and you are insignificant. They are slumlords. They act like they are renting to cockroaches instead of people. And they know they will get more cockroaches to move in if you don't like it. Because they paid for good reviews.
THE WROSE property management I've ever found in Pinellas County. They gave me the house that I rented from them completely DIRTY and absolutely not ready for the move in. They leave me 5 days without the A/C despite I've opened the technical support ticket in time. DON'T take your rental house from this guys 'cause you will be in trouble like me.
Unfortunately, a really bad experience! was in front of the door on time for my showing. Nobody there to assist you, unable to get the key since the box locker wasn't working. Called the management around 6 times, no help at all. Left after an hour trying to see the apartment. Once I got home, someone called me to let me know the unit was already reserved for someone else. Asked her why the system let people schedule showings if that is the case...unsatisfactory answer.
Management horrible! All friendly until your in the home! Hard to get maintenance done without a fee or an issue! Maintenance manager and wife who also works there, are nasty people! They gang up together so you cant even speak to anyone else! They talk to you like your beneath them! Even though monthly rent is payed on time! Will not work with you, and will continue to find a way to charge you for their errors! Kristin is one them! Nasty attitude, only friendly till you sign that lease and send that deposit! Apartment looks nice till you notice that the plumbing don't work properly, a layer of paint to make it look nice, and a default AC where my bill comes to $360 every month! Yet they wont fix! Their own technician will tell you theres something wrong and the office will call you a liar! Pools don't work, been out of service since last year! Will threaten to end your lease even with children in your home and fully payed rent! Will be finding a new home soon! DO NOT RECOMMEND TO NO ONE ESPECIALLY WITH KIDS! No one wants to have that horrible feeling of their children being in the streets over non sense!

"Been leasing with this company for a little under a year and everything has been great so far. Only thing that I think that could use some improvement is alerting tenants a bit earlier about maintenance coming to the property. Other than that 5 star has been good to me."

However,

Upon moving out of my condo, this "company" has been outright nasty with me. I received a notice that I owed $3205.00 in fees from property damage that has never occurred at the property. Over 15 allegations were present on this "notice of intention", that ranged from "installation of smoke detectors" to "resurfacing bathtubs, and medicine cabinets".

Not only were all of these allegations damaged prior to me moving in, but the list also wasn't dated, nor itemized! They could put whatever price they wanted to on this paper, and I would be forced to pay it. This company has also decided to keep my $1250 security deposit. My lawyer has reached out to the company, and they have yet to reply (June 2021). I will file a small claims suit against 10 Star property management.

If you're reading this, please DO NOT lease or buy with 10stars. You will surely regret it.
I am happy that I didn't pay the $25 fee so that I am able to leave an honest review. If possible, I would be rating the original home owner that lied about our unit, but since 10 Stars facilitated the blatant lies from the homeowner - I am ready to tell y'all what 10 Stars allows the homeowners to do.

1. Our unit was advertised with in-unit washer/dryer. NOPE
2. Informed before signing lease that it was going to be a shared washer/dryer and they had 120 days to install it. Fine, but the 120 days are up and here's what happened.
3. It is now obvious the the person who owned our unit when we signed our lease never had ANY intention of installing a washer/dryer, as no permits were ever filed (we were told they were actively being filed) 10 Stars facilitated these blatant lies, and falsely advertised the unit online.
4. Our unit was sold to a new owner, surprise! They had no idea that the condition of a washer/dryer being installed was in our lease, and informed us that there will be no washer/dyer installed because it seems to be impossible.
5. Sooooo now we can either move out or live with it? Great. Awesome. Thank you so much 10 Stars! Thank you previous home owner!

So glad 10 Stars "protects their homeowners" but definitely has no regard for their tenants 🙂
THIS COMPANY IS A SCAM

This is the worst rental company I have ever experienced. We had horrible experiences with them throughout our 1 year lease and were so excited to move out and move on. Of course that isn’t happening now because they are incorrectly charging us $4500 in repair fees and withholding our security deposit. The manager hasn’t responded to a single email and it’s been over 5 weeks now. Everytime we call they say he’s not in office. We had to file a claim with the better business bureau which the company also did not respond to. We sent an objection letter to them in the mail which they haven’t responded to. We are now forced to take them to court simply because they refuse to communicate and would like to keep our $3,000 security deposit for themselves.

Also be aware that they offer a discount at the begging if you leave a 5 star review.
This company is fraud. They force you to give them a 5 star review before your lease. They also charged us 5,000 at the end of our lease to repaint the entire house and kept our deposit. STAY FAR AWAY FROM THIS SCAM COMPANY

They were fired from managing my apt complex and they did not do any of the cleaning and maintenance that they promised they would. I paid for extra weeks to ensure that would be taken care of before moving 1000 miles. Nothing was done and I was told it was my responsibility after paying over $5k to get the apartment initially. BEWARE!!! Horrible experience and completely unprofessional, and my family is in real estate

In these troubling times we deserve empathy at least a bit. I will plead you to stay away from any of their managed properties. Unprofessional at its best from the leasing agents to the so called "property manager." I was told in numerous of times "I'll speak with the manager and get back to you. That never happened. My issue its similar to a lot of Americans now and days. I've never been a troubled tenant, but 10 star came into management at my property on 5/1 it is now 7/30 and I was non renewed and evicted all at once. Lease did not expired until 7/31 by June I had received the notice to not renew. Eviction Reason: Missing partial payment for May and June. I was approved for help and they refused it...why? Because they would not get their money in a long time. Prior to them I was never late and if I was a day past my previous landlord would come up with a plan. Charges for emergency are ridiculous.
I had an emergency with the only bathroom in the house. I advice since precious owners had sewer issues and I got charged for that emergency 300.00! SMH!

Beware of them, they don't follow leases to the T, unprofessional, rude, non caring, nor problem solving. They are the worst! Owners beware you get what you pay for. A lot of turn overs.
This is by far the absolute worst property management company in the world. First, I’d like to start by saying how they fake a good google review. This company is nothing but scams, poor professionalism and careless. They give a tiny discount when you first move in to FAKE a google review…. Sounds professional right? Can’t earn your stars so you fake them?? At that time nobody realizes how horrible of a company they are until the first issue, of many.
I have seen this company bash previous tenants, calling them names and being proud of holding and keeping double deposits due to personal and immature vendettas, which I’m sure now that it’s from tenants lashing back at a company who doesn’t even come close to doing their job correctly.
They will deliberately erase service requests. They will mark things are repaired and complete and still never fix the issue, like an entire bedroom flooding for 14 months and putting in about 11 requests for it, or your fridge outlet stops working.
All they care about is your money and their fake google reviews.
I suggest everyone steer far from this company and let them sink themselves.

I AM NOT/WAS NOT A TENANT. I have interacted with 5 different tenants of their properties, they are all treated the same and all feel the same about this company.

I’d bet any amount of money if they waited even just one month after move in to give google reviews they would most likely be all one star.

I’m sure they will reply with a smirky comment within 24 hours because it’s the only way they can attain business, by FAKE google reviews that they in a sense pay tenants to make before they have the ability to experience such horrible service they consistently provide as did everyone I know who dealt with this company, even their handyman who apparently installed a fence half backwards and literally half upside down has also mentioned how horrible and cheap this company truly is and he was not the only repair man to say the same. Just look back at the negative reviews they have on here as proof of how “efficient” they are on the “1,000’s” of repairs they erase or claim to be completed from there faulty rental portal when in actuality most are duplicates of the same request being put in over and over again due to them either literally erasing the request or sending someone out to look at it or poorly put a temporary patch on the problem over…. And over…. And over…….

Just read the reviews of this pathetic company and it’s horrible family of worthless workers and you’ll see proof that everything I say is true. I’ll make it easy so you don’t have to scroll through all the fake reviews. Just look at the screenshots I have attached.

I am updating my below review. The majority of that review is still true. I’ll start off by saying that I have faithfully paid my rent and additional charges due monthly since living in my apartment. I do appreciate 10 Stars ease of access in terms of rental payment and maintenance tracking. Typically dealing with them is an easy neutral event. But, there has been a flooding issue that, now, 10 Stars, has neglected for the duration of my tenancy. With any property management company there will always be the ‘them’ versus ‘us’ mentality and the landlord is their only real concern. 10 Stars is not immune to this. I am fearful of writing this review because it is clear based on other reviews and first-hand accounts from other tenants that as soon as you become what would be considered to 10 Stars a nuisance, you are liable to be retaliated against when it comes to timely maintenance or end-of-lease procedures. I have actually spoken to one of their property managers/agents who came to do another tenant’s final walkthrough and they had no problem disparaging that tenant but also proceeded to call another unrelated tenant a “B***H” and “So annoying.” I can only imagine what they must think of me. Although I am fearful, I feel it’s important to let others know of this ongoing issue. A clear issue of habitability has gone unresolved for the better part of 2 years. They have come to check this issue on multiple occasions. The first, the maintenance person simply removed a piece of wood from in front of the door where the flooding water comes in through. This did not resolve the issue. The second person to come and check said verbatim “the landlord probably won’t want to pay to fix it.” The third person put down silicone caulking 6 inches away from the door and left without really saying anything. I did recently re-add this issue to the online portal as with the heavy rain of summer this issue becomes more prevalent. The baseboards are starting to deteriorate around the door and mold appears to be setting in. This is Florida after all. I have not received a phone call, or voicemail, or email back about this issue since my most recent update to 10 Stars. I suspect they’ve chosen to close ranks. And possibly hope I forget about it. It is difficult to keep up on such matters being a working professional and having a life outside of pleasing 10 Stars to their fullest satisfaction. I figured since they have no problem replying to other low-star reviews on Google, with catty enthusiasm, someone important may see this updated review and take action.

Landlords your property is in good hands. Renters your concerns are important and you will be treated fairly. Been renting for just about a year and happily signing another lease. 5 Stars goes above and beyond and always remains professional and unbiased. Work orders are filled promptly and followed up with accordingly. Easy to pay bills online in one place. Shout out to Jeannie who put up with my negotiations:) I’ve dealt with a few rental companies and none compare to 5 Stars in my oh so humble opinion.
I have had nothing but issues dealing with this company. Nobody ever seems to have any answers and every single time I have dealt with someone from their office they have been rude. Gordon, the maintenance manager is extremely rude and unprofessional. He continually demanded and required things of me regarding a simple maintenance request that were not stated in my lease. When I told him they weren’t stated in my lease, he replied “it doesn’t have to be it’s still your responsibility”. Furthermore, when I expressed my concerns about his lack of communication and understanding he started speaking over me. When I asked him not to speak over me and to let me finish my sentence, he told me not to tell him how to do his job. Completely unprofessional I would NEVER recommend this company! I have never had this many issues with a “property management” company ever.
Probably great if you own a home but if you rent one don't expect a security deposit back and also expect them to charge you with 5000 dollars worth of paint repairs and never get back to you. On top of damages that existed prior to renting. It is no wonder it's so common for your previous tenants to write 1 star reviews I insist future victims/passed tenites to report to the BBB (better business bureau) before this racket changes it's name again
We have been trying to get someone to call us back in regards to the security deposit. Seems they just want to keep the deposit. Have called numerous times and sent many emails to discuss these charges and no one will respond. When we call the listed number the receptionist tells us she doesn't even know how to get in touch with the managers, she states she doesn't even know who they are and she doesn't know the owners or how to get in touch with anyone except by email. Which no one will respond to.
There was NO DAMAGE done to this property. They are charging us to paint the attic door, to paint the laundry room walls, which was NEVER painted to begin with, charging us for a door stop which was never there. And the list goes on. Very DISAPPOINTED with how they treat young tenants.

I thought that this company was a great company until the end of our lease; that is where we had the problems. They started to harass us a few times a week with emails, phone calls, text messages, and leaving papers taped to our door about moving out prior to the 30 day period of we are supposed to notify them we are moving. Which, we didn’t give you any grief pretty much the entire time we rented from you so why harass us. We had to firmly tell them to stop and that we would give them the answer of whether or not we were going to be renewing the lease at the 30 day mark. We weren’t sure, because we hadn’t found anything yet.

So my boyfriend and I collectively spent 3 days cleaning. Not that it was in awful shape, we just wanted to make sure we cleaned everything and made it spotless because we wanted our full deposit back. Well, we go to pick up our deposit which they were kind enough to let us pick up early because I had to go out of town for work and wouldn’t be back for 3 weeks.

Well, we got $250 taken out. $100 for cleaning and $150 for paint. We told them we had deep cleaned and both Chant and Jeannie said,”we ALWAYS CHARGE A $200 CLEANING FEE or more.” And then continued to tell us how we are so lucky too, because since we cleaned so WELL, that they would ONLY charge us $100. That we should see the rest of their tenants, and how much more they charged them! That our deposit was the least amount of deductions they have seen in a deposit in a while.

We were not told nor is it in our lease agreement that there would be an automatic cleaning fee tacked on. If we would of known, we wouldn’t have wasted our time deep cleaning. Then, we asked what the paint fee was for. Chant said it was for the outside of front door. We asked him if that was our responsibility because we had painted other things inside the house;to which he responded, “Well, no it’s not your responsibility but because of wear and tear we had to charge you. Also there are other places too.” He stated that the door had been freshly painted before we moved in. We asked to see his evidence of the dirty house and the supposed “excessive wear and tear” several times: once at his office, another in a written letter which he never responded to and also online on BBB because we filed a complaint against them for this. Still has not given us evidence. But we have a video of the day we moved in and it clearly shows the door was not freshly painted. Chant still will not show us any proof of that or any other supposed damage or lack of cleaning. Which I see from other reviews is coincidently a reoccurring problem.

Also our move out checklist stated we had to have the lawn taken care of before we leave. That is not the condition we received the house. The house had been vacant for almost 9 months. It took us 11 big brown paper lawn bags to pick up all the leaves just in the backyard. And we got charged a $60 service fee for the stove because the stove was not given to in proper working order. It was given to us without drip pans so the coils would just fail inside of the stove. We didn’t know it needed drip pans, we both only had electric and gas stoves. We sent them pictures and instead of telling us “oh the stove just needs drip pans, they sent someone to service it and said we had to pay for it because there was nothing really wrong. And then told us upon moving out we had to replace the drip pans, even though there were none when we moved in.

So anyone moving in with this company, they are great but to save yourself some time and video and take pictures of everything, every square inch. And ask Chant about the mandatory cleaning fee, and I bet he will lie and say there is none or make something up. So record him. And when you leave your place also take pictures. Because they will deduct ridiculous stuff from your deposit. And will charge you for normal wear and tear and pretty standard yearly painting; which is against the law.
