It’s not rocket science just a little bit of work and discipline!
1. Credit Score is the MOST important thing. I’ve never heard of anyone having a bad tenant with a good credit score. Though I’m sure it HAS happened… credit score seems to be the number one indicator.
2. Background checks! I’ll let a DUI or small, non-violent misdemeanors go.
3. 3x of GROSS monthly income. That’s before taxes
4. Two landlord references – always call the second most recent. If they are bad tenants, the current one will want to get rid of them and give them a glowing review.
5. One employer reference – trust and verify that their pay stubs are real and they still have their job.
